The day of the check in can be stressful for all parties.  The following will help to make the check in run smoothly.



Ensure that keys are provided for all locks in the property, including all windows, back doors, side gates, garages and sheds.  At least one set of each should be left for the tenant.

In order to encourage tenants to look after your property and treat it with care, you should present it in good condition at the start of tenancy.  Have it professionally cleaned and the tenants will be obliged to do the same at the end of the tenancy.  Ensure all linen is fully cleaned and pressed and the property is left tidy and organised. 

Remember that the tenants are moving into a new home with appliances, etc. which they've never used before.  Tenants always appreciate it when a landlord has taken the time to leave them some information about the property.  Here are some suggestions to include:



- Contact details of the person managing the tenancy.  This may be the landlord, agent or property manager.
- Rubbish and recycling collection.
- Explanation of how to use the heating system.
- Information on parking (location of allocated parking space/garage or how to apply for a resident's permit, where applicable).
- Details of utility providers and locations of all meters (especially if they are difficult to find or are not labelled).
- Full instructions for the burglar alarm (where applicable).
- Instructions manuals should be provided for all appliances, reducing the risk of misuse by tenants.
