With new legislation making it compulsory for all tenancy deposits to be protected in a government-authorised scheme, having independently produced inventory, check in and check out reports has become more important than ever. The Tenancy Deposit Schemes have highlighted the importance of this with the onus being firmly on the landlord to produce evidence to substantiate deposit deductions. MyDeposits.co.uk say that "landlords must provide sufficient evidence should they need to withhold part or all of a deposit". The Tenancy Deposit Scheme says that "adjudication dramatically underlines the advantage of proper inventories that have been checked at both the beginning and end of every tenancy".
